Move Ins
The presumed move-in date for all tenants is September 1st of that academic year unless otherwise approved. Tenants are responsible for scheduling a walk-through of the premises within 30 days of arrival, so both parties can assess the condition of the unit.
Move Outs
The presumed move-out date for all tenants is June 30th of that academic year (or within 30 days of graduation, withdrawal, or dismissal) unless an extension had been approved. In order to receive a deposit refund, tenants are responsible for scheduling a walk-through of the premises within 48 hours of departure, so both parties can assess the condition of the unit. Tenants are responsible for the removal of all items in the unit unless current tenants are claiming ownership. In this case, all parties will need to sign an ownership agreement, to be requested before the move-out date.
Security Deposit
A security deposit equal to one month’s rent must be paid at the Business Office when the lease is signed. The amount of the security deposit is subject to review and change.
This deposit covers damage to the unit (above normal wear), keys not returned, and failure to leave the unit, including appliances, clean and undamaged. The deposit will not be returned if the tenant does not go through the required check-out procedure.
The security deposit will be refunded when a clean, undamaged unit is vacated and all keys have been returned. If the student has an outstanding account balance at the seminary, any refund will be applied to that account.
Payment Schedule
Rent for Bockman Hall is charged to the student’s account each semester. The fall semester rent charge will include the months of September through January. The spring semester rent charge will include the months of February through June. The rent for July and August will be billed separately for that month, if applicable. If a student receives financial aid, the semester rent amount will be deducted from the financial aid award. Payments may be made online using MyLutherNet or in the Business Office (Bockman Hall 220).
LDR and House rent payments are charged to the student’s account on the first of each month. Payments may be made online using MyLutherNet or in the Business Office (Bockman Hall 220).
Failure to pay rent will put a resident in a delinquent status and a hold may be placed on their student account. Residents who fail to bring their accounts current will be required to vacate seminary housing within the next 30 days. Rent is charged beginning on the date indicated on your apartment lease.
If a student is delinquent in rent payments and has not made satisfactory arrangements for payment in the Business Office, the student may lose the privilege of living in seminary housing as well as the right to register for courses.
Keys
Keys are given out on the start date of the lease. Duplicate copies may NOT be made of any seminary key. Replacement keys cost $50. Bockman Hall residents will be issued a temporary key card for access to the third floor, which they must return once their permanent ID has been made.

Parking
Students must register all vehicles (free of charge) with the Business Office (Bockman Hall 220). Parking tags will be issued at that time. These must be visibly displayed in the lower-left corner of the windshield.
There are no assigned parking spaces, except those marked as handicapped parking spaces. Trailers and moving trucks should always be parked away from the buildings except when loading and unloading. Please respect loading zones and move your vehicle promptly so others may load and unload.
Snow Removal
Tenants are responsible for snow removal from the entrance of the Premises to the beginning of the main walkway or sidewalk. Facilities will remove snow from main walkways, sidewalks, and parking lots within 24 hours of the end of snowfall. Shovels and ice melt will be provided by Facilities. Tenants can contact Facilities if more supplies are needed.
After a snowfall, seminary maintenance will plow the parking lots after two or more inches have accumulated. Individual parking spaces will be cleared of snow as they are vacated. Please clear the snow off of your vehicle and move your vehicle to a cleared parking space as they open up so that the lots may be efficiently cleared. Vehicles without parking tags may be towed at the owner’s expense. Please observe and obey all speed limits and other posted signs in parking lots.
Pets
Pets will now be allowed in houses or LDR apartments. A one-time non-refundable deposit of $500.00 will be collected for each new pet. Animals must be properly supervised at all times and show proof of current vaccinations. Pets will be approved on a case-by-case basis, depending on the needs of each household, and a pet contract must be signed by all household members. Pets continue to be prohibited in Bockman Hall due to the shared-use nature of the building.
Guests
Special written approval must be obtained from the Landlord if you intend to have a guest staying with you for more than five days per month. Unauthorized guests will be presumed to be living in your unit and will constitute a violation of your lease. Guests should not be issued a key and tenants are responsible for the actions of guests while on campus.
Termination Notice
When a student chooses to leave Luther Seminary housing, a 30-day notice is required by the seminary.
Part-time status
Students taking less than a full course load must request permission from the Dean of Students to live in/remain in on-campus housing.
Graduation or Withdrawal
A student who graduates or withdraws from the seminary loses their eligibility to reside in student housing and will be expected to vacate no later than thirty (30) days after withdrawal or dismissal. Students in good standing may request an extension on their lease, which will be considered on a case-by-case basis.
Extensions
For students who graduated or no longer enrolled in classes, housing extension requests may be granted on a month-to-month term for up to three months. One additional equal term may be granted, for a maximum of six months. This is contingent on anticipated availability, with current or incoming students.
Extended Leave
We are piloting an option to retain your on-campus housing during extended periods of leave at a reduced rate. The perimeters of leave examples will be multiple months, such as internships and summer breaks, and you would be physically residing at another location during this time.
Benefits of this opportunity include:
- You would retain your current housing.
- You would not need to move out and back in.
- You would only pay 25% of your current housing rate. *House and apartment occupants remain responsible for utilities.
Requests will be approved on a case-by-case basis, for full months. Partial-term occupancies are responsible for the entire term or month, accordingly.
Leave of Absence
Students may be eligible to remain in student housing for up to one semester while on an official Leave of Absence.
